Frequently Asked Questions

Everything you need to know about finding your London home with CasaPeek.

Simple, fast, and honest support for your relocation journey.

What exactly does CasaPeek do?

We act as your local eyes and ears. You pick the London properties you're interested in, we screen and we visit them for you. Our mission is to provide an honest, unfiltered look at your potential home so you can rent with confidence from anywhere in the world.

How do the property visits work?

It’s simple: you provide the property link, and we handle the rest. We coordinate with the agent for viewing times, visit the site, and capture everything you need to see: checking for signs of damp, noise levels, and neighborhood feel. We will send you pictures, videos and a tailored checklist based on your needs.

Is there full pricing transparency?

Absolutely. We’ve stripped away the complexity and high fees of traditional relocation agencies. You pay a transparent, flat rate per visit or choose a discounted package. No hidden costs, success fees, or surprise commissions.

What is included in each report?

Every visit results in a comprehensive digital report featuring a walkthrough video, photos of key areas, our professional commentary on the property condition, and a custom checklist tailored to your needs.

What is not included in the service?

To keep our service affordable and fast, we stay focused on property visits. We do not provide legal contract work, lease negotiations, or financial vetting. We provide the truth about the property; you manage the paperwork with the agent.

How quickly are reports delivered?

We know the London rental market is competitive. We aim to deliver your full digital report via email within 24 hours of our visit, ensuring you have the clarity needed to place an offer immediately.

How do I get started with CasaPeek?

Simply contact us via our enquiry form. We talk to you, quickly sign our T&C and we get started. Once you have a property link ready, just share it with us and our team will begin scheduling visits within one business day.

Do I need to pay in advance?

Yes. We will need to have money in our account to go to the viewing.

Is it difficult to find a rental accepting pets?

How much do I need to earn to afford rent?

Difficult? Maybe. Not impossible. That's why screening is important. Renter's act will make it less challenging.

Landlords and agencies will ask you to show income for 2.5 the amount of the rental you choose

Are screenings common?

Yes. Landlords and agencies will not just be satisfied with receiving proof of income. They will seek confirmation from your employer and/or proof of savings. It is also common to check references with your previous landlord and do a credit check (if you have already been living in the UK)

UK Renters’ Rights Act 2026, what should I expect?

The UK’s Renters’ Rights Act 2026 introduces major changes to strengthen tenant protections and reform the rental market. One of the biggest shifts is the abolition of Section 21 eviction, meaning landlords can no longer evict tenants without a valid legal reason. Fixed-term tenancies are being replaced with rolling agreements, giving tenants more flexibility and the ability to stay longer, while rent increases will be limited to once per year with proper notice. The Act also caps the amount of rent that can be requested upfront, introduces a right for tenants to request pets (which landlords must consider reasonably), and bans discrimination against renters with children or those receiving benefits. In addition, landlords must provide clearer tenancy terms, meet higher property standards (especially regarding safety and conditions like damp and mould), and will be subject to stronger oversight through a new national landlord database.
